We work inside a Toronto property management operation that runs LeadSimple all day. On a Monday the shared inbox holds the weekend: tenant texts, owner emails, weekend calls. A person turns each into a task, a step, or a reply. The sync brings the ledger, never the conversation.

- Intake that opens the right process. A call on your LeadSimple line or an email in the shared inbox is read, matched to the contact and unit, and opened as the process it belongs to. The phone side is the voice layer on the answering service page.
- The step that waits on a person. Where the SOP says send the estimate and wait, we build the send, the reminder, and the read of the reply, so the step advances when the owner answers. The approval stays the owner's.
- Owner updates from the timeline. The calls, texts, and work order notes sit on one timeline. We draft the update from there, in your template, for a person to send.
- The accounting platform hand-off. LeadSimple's sync brings the portfolio in from Buildium, AppFolio, Rentvine, Propertyware, or Rent Manager; what writes back differs by platform. We build what it does not carry, starting with the call summary onto the work order.
Plugs into what you already run
LeadSimple stays the surface your team works from; the accounting platform stays the record. The marks are where work crosses between them: the sync, the team channel, the owner inbox, Zapier, and the phone line.
Why the scoping call comes before the quote.
LeadSimple already automates a lot. The build starts where its processes hand back to a person.
Start with what you should not buy from us. Autopilot rules open renewals, delinquencies, move-ins, and move-outs from the dates and balances the sync brings over, and a step past its SLA escalates on its own. If a switch in Settings does the job, the audit says turn it on.
LeadSimple's AI agent creates the lead or the task and asks you to review it, so a person still reads every one. A step that needs an owner's reply advances when someone notices. We build on those edges through the REST API, the Zapier triggers, and the accounting platform's own API.
We have no LeadSimple build in production to show you. What we bring is the accounting-side wiring we run for a Toronto property management and brokerage operation. The audit maps each workflow against what your plan and API key can reach, and says so when a field is not there. Approvals, and anything touching money or a legal step, stay with a named person.

Questions, answered straight
What does LeadSimple automation cost? You get the number on the free call: a fixed-fee two-week audit, a fixed-fee build that ships in weeks, then a monthly operate fee. The bands are on the pricing page.
Do we need the API plan? LeadSimple's REST API reads and writes account data under a key your admin issues; the Platform plan adds higher rate limits, the full surface, and webhooks. Elsewhere we use its Zapier triggers; the audit says which workflows need more.
What about our Buildium or AppFolio sync? It stays. We build around it and use the accounting platform's own API for what the sync does not carry. The Buildium side runs in production today; AppFolio is on AppFolio automation.
Will it send anything to an owner without a person seeing it? No. Owner and tenant messages are drafted into LeadSimple for a person to read and send. The exception is an acknowledgement you already automate.
What if a field we need is not reachable? We tell you in writing before the quote. Sometimes that means a plan change, and we say whether the door count justifies it. Sometimes a person keeps that step.
